一、直接要求法
销售人员得到客户的购买信号后,直接提出交易。使用直接要求法时要尽可能地避免操之过急,关键是要得到客户明确的购买信号。例如“王先生,既然你没有其他意见,那我们现在就签单吧。”当你提出成交的要求后,就要保持缄默,静待客户的反应,切忌再说任何一句话,因为你的一句话很可能会立刻引开客户的注意力a使成交功亏一篑。
二、二选一法
销售人员为客户提供两种解决问题的方案,无论客户选择哪一种,都是我们想要达成的一种结果。运用这种方法,应使客户避开“要还是不要”的问题,而是让客户回答“要A还是要B”的问题。例如:“您是喜欢白色的还是红色的?”“您是今天签单还是明天再签?”“您是刷卡还是用现金?”注意,在引导客户成交时,不要提出两个以上的选择,因为选择太多反而令客户无所适从。
三、总结利益成交法
把客户与自己达成交易所带来的所有的实际利益都展示在客户面前,把客户关心的事项排序,然后把产品的特点与客户的关心点密切地结合起来,总结客户所有最关心的利益,促使客户最终达成协议。
四、预先框视法
在客户提出要求之前,销售人员就为客户确定好结果,同时对客户进行认同和赞赏,使客户按自己的说法去做,如:“我们这套课程是给那些下定决心、想要突破自己、提升自己销售业绩的人使用的。我相信,您肯定不是那种不喜欢学习、不求上进的人。”
五、激将法
激将法是利用客户的好胜心、自尊心而敦促他们购买产品。有对颇有名望的香港夫妇去大商场选购首饰,他们对一只9万美元的翡翠戒指很感兴趣,只因为价格昂贵而犹豫不决。这时,在一旁察言观色的销售员走了过来,她向两位客人介绍说,东南亚某国总统夫人来店时也曾看过这只戒指,而且非常喜欢,爱不释手,但由于价格太高没有买走。经销售员当众一激,这对香港夫妇立即买下了这只翡翠戒指,因为他们要显示自己比总统夫人更有实力。
销售员在激将对方时,要显得平静、自然,以免对方看出你在“激”他。
六、从众成交法
客户在购买产品时,都不愿意冒险尝试。凡是没经别人试用过的新产品,客户一般都持有怀疑态度,不敢轻易选用。对于大家认可的产品,他们容易信任和喜欢。
一个客户看中了一台微波炉,却没有想好买不买。销售人员说:“你真有眼光,这是目前最为热销的微波炉,平均每天要销五十多台,旺季还要预订才能买到现货。”客户看了看微波炉,还在犹豫。销售员说:“我们商场里的员工也都在用这种微波炉,都说方便实惠。”客户就很容易作出购买的决定了。

在销售对话的尾声,你要问客户是否还有尚未澄清的问题或顾虑。假如客户表示没有其他的问题,你就把合约拿出来,翻到签名的那一面,在客户签名的地方做一个记号,然后把合约书推过去对他说:“那么,请你在这里批准,我们就可以马上开始作业。”
“批准”一词胜过“签名”。这时你把整份销售合约推到客户面前,把你的笔放在合约上做好记号的旁边,微笑,并且挺直腰坐在那里,等待客户的反应。
二、订单成交法
在销售即将结束的时候,拿出订单或合约并开始在上面填写资料,假如客户没有制止,就表示他已经决定购买了。如果客户说还没有决定购买,你可以说:“没关系,我只是先把订单填好,如果你明天有改变,我会把订单撕掉,你会有充分的考虑时间。”
“王先生,送货日期没有问题,其他条件也不错,而且我们也解决了付款的问题。既然这样,可不可以把您的大名填在这份文件上?”
三、宠物成交法
你经过一家宠物店,看见一只可爱的小狗,漆黑的大眼睛望着你,不知不觉,你走进了宠物店。聪明的业务员,轻轻将小狗放到你手上。你再也舍不得放下。这就是宠物成交法。
很多企业都在使用这种成交法,比如:试开一辆汽车;30天免费会员;在家试用7天;第一期免费杂志;把复印机送到你的办公室试用两天。
四、特殊待遇法
实际上有不少客户,自认为是全世界最重要的人物,总是要求特殊待遇,例如他个人独享的最低价格。你可以说:“王先生,您是我们的大客户,这样吧——”这个技巧,最适合这种类型的客户。
五、讲故事成交法

职业规划就是对职业生涯乃至人生进行持续的系统的计划的过程。一个完整的职业规划由职业定位、目标设定和通道设计三个要素构成。职业规划(career planning)也叫“职业生涯规划”。在学术界人们也喜欢叫“生涯规划”,在有些地区,也有一 些人喜欢用“人生规划”来称呼,其实表达的都是同样的内容。
销售可以说是最广泛、最具有挑战性的职业,在市场高度开放的时代,没有哪家企业敢说我不需要销售人员,从某种程度上说,销售队伍的生命力决定了企业的生命力。对年轻人而言,销售或许是最可能在短时间内获得成功的职业。销售人员作为企业员工中相对独立的一个群体,和财务人员、研发人员、生产人员、技术人员等岗位相比,销售工作的平均岗位进入壁垒较低。从事其他工作的人员——无论是从事技术性工作或服务人员,只要身体健康,年龄适当,都有可能转到销售岗位上,较低的岗位进入壁垒,使销售成为很多人的就业切入点。由于销售是一个实践性非常强的职业,大家全凭业绩说话,而且业绩也比较容易衡量,所以除了一些特别专业的技术销售职位外,大多数销售岗位对学历要求并不是很高。
销售人员有非常明显的特点:工作稳定性差、工作压力大、出差应酬成为生活的常态。特别对于直接面向市场的基层业务人员而言,虽然工作时间比较自由,但由于销售指标的压力,常常令已婚者顾不上照顾家人,未婚者顾不上恋爱,很长时间不能和朋友闲聊、聚会。当然,销售是一个高压力、高回报的职位,除了最高决策层外,多数企业中最容易产生高薪的职位便是销售类。和同级别的财务总监、人力资源经理相比,销售总监、销售经理的收入普遍会高出一截。
随着年龄的增长,当冲劲和激情淡淡褪去,对家庭的责任和对稳定生活的追求,令众多年轻的基层销售人员开始规划自己的职业方向。业务销售人员的出路何在?职业发展的通路是什么?
按照所从事的销售工作的内容,目前国内的销售人员可分为高级营销人员(如销售经理)、一般销售人员(多为客户代表)、推销人员(包括商场售货员和挖掘客户的推销人员)和兼职销售人员。
总体来看,销售人员有四种职业出路:
一是纵向发展成长为高级销售经理,不过能达到这一目标的销售人员为数很少;
二是横向发展转换到管理等其他岗位;
三是独立发展自己创业;
四是专业发展做销售领域的管理咨询或培训。
可以看出,从销售队伍中走出来远不如走进去那样容易,所以销售人员之间的竞争也是十分激烈的。下面我们具体展开来谈谈销售类人员的发展方向:
方向一、成为高级销售经理。
实现这一目标的方向有两个,首先是从术的角度出发,不断改进和提升工作的方法和能力,从低级的非专业化的销售人员变成职业选手。这一变化趋势主要体现在工作的理念、思路、工具和方法都做得更加专业,从靠感觉、靠冲劲做事转变为讲求定量数据、专业调查分析、把握市场规律性;第二个方向就是从术提升到道,从战略层面和组织全局高度的角度进行系统思维,进一步提升和转换职位角色。要成为高级的销售人才或经理人,销售人员必须要增加系统分析、全面思考,从企业战略高度做销售,思考销售,多挖掘一线的信息,进行智慧加工,最终起到为高层决策扮演战略顾问角色的作用。
从具体的发展途经,又有如下几个方向:上行流动:如果有在大公司或集团的分支机构、片区或分公司做销售的经历,当积累一定的经验后,优秀的销售人才可以选择合适的机会,上行流动发展,到更上一级的或公司总部做销售部门工作,或者可以带领更大的销售团队、管理大区市场。在处于成长期的快速消费品行业,许多销售人员都是通过上行流动而闯出自己职业发展的新天地。
下行流动:如果在公司总部销售部门工作当积累一定的经验后,可以根据市场发展的规模和速度,选择合适的机会,下行流动发展,到下一级或多级的分支机构去工作,通常是带销售团队、管理省/大区市场,或是要到某个细分市场开辟新的业务。这样的销售人员,可以将在总公司的先进的销售管理理念和操作手段和实际的市场结合,在继续锻炼一定时间后往往成为许多企业的未来领军人物或高级经理人。
横向跳槽:优秀的销售人员往往是公司的骨干,可直接为公司带来营业收入和现金流,但如果公司的薪酬福利或绩效考核政策不能有效地激励他们,那么他们转行或跳槽就在所 难免。从组织的角度看来,许多公司都不惜重金从竞争对手将一些优秀的销售人才挖走。从个人的角度来看,水往低处流,人往高处走。只要没有违反职业道德、劳动合同的相关条款规定和相关法律规定,销售人员在发展到一定程度后换一个环境和空间都是一条不错的路子。
方向二、转向管理岗位
当销售人员做到一定的时候,可以结合个人兴趣和组织需求通过横向流动即轮岗的方式,转向相关的专业化职能管理岗位,具体可以从三个角度考虑选择:如果还是对销售业务或相关的工作感兴趣,不愿意完全离开市场营销工作,公司的人力资源安排也允许,可以选择横向的相关岗位如:市场分析、公关推广、品牌建设与管理、渠道管理、供应商管理等。
如果有管理专业背景或者对管理感兴趣,可以发展的方向包括:市场信息或情报管理、行业研究、战略规划、人力资源管理、项目管理等。
如果在销售工作中在产品或行业的生产制造、运营、研究开发、设计等技术方面积累了优势,则可以往技术含量较高的岗位流动如:运作管理、售前技术支持、产品测试、售后技术服务等。
方向三、个人创业
有过销售背景的人出来创业,可以说是最适合不过的。企业要生存,首先要有市场,做好业务工作是很多创业者必须自己先行解决的难题。许多令人羡慕的成功人士都是从销售人员开始做起,在积累一定的资金、经验和资源后进行独立创业而获得成功的。
销售人员进行创业最大的优势是经验和资源优势。一个有着丰富销售经验的人士比起其他创业者,对行业的理解、对企业的运作、对市场变化的感知都会有很大的优势。同时,他们很可能积累了资金和良好的产业链上下游的人际资源,了解行业的运作模式和成功关键,甚至于合理合法地把握了稳定的客户关系资源。
方向四、转做管理咨询和培训
如果离开本行业,重新开始新的事业空间,也是一种新的职业方向选择。比如有经验的销售人员改做管理咨询和培训也是不错的选择,许多管理咨询公司的咨询顾问、培训师都是从营销实践中转过来的,有些还是营销老总、总监、大区经理等,因为他们有丰富的销售经验和行业背景,更理解企业实践的营销环境,在做相关行业的营销管理咨询、战略咨询和专业培训时,尤其显得有优势。
